Multifamily · Full Property Repositioning

Complete Property Redevelopment.

URC manages full-scope multifamily redevelopment for institutional owners and value-add investors. Interiors, exteriors, and roofing delivered under a single contract by one accountable project team.

What Redevelopment Actually Requires

A full property redevelopment is the most demanding type of renovation assignment in multifamily real estate. It requires a contractor who can manage multiple scopes simultaneously, execute in occupied environments without disrupting operations, and deliver across a timeline that directly affects the asset's return model.

Most contractors cannot do all of this. They manage one scope well and hand the rest to others. Every handoff is a gap. Every gap is a delay, a miscommunication, or a change order the owner did not see coming.

URC is built differently. We execute across all four service lines under a single company, with one project manager accountable for the full scope from the first due diligence walk to the final closeout. No handoffs. No gaps. No surprises.

Our Approach

  • Due Diligence First

Before a contract is signed, URC conducts thorough building tours and field evaluations. We produce comprehensive due diligence reports that identify scope, surface deferred maintenance, and flag anything that would create change order exposure later. Owners do not get surprises on our jobs because we find them before the contract is signed.

  • Scope Development

We develop detailed scopes and schedules of values that reflect what we actually found on site. Transparent, line-item pricing. No vague scope language. No hidden margin.

  • Phased Execution in Occupied Properties

Full repositioning work in occupied properties requires a different level of coordination. Phased scheduling, coordinated resident communication, and daily coordination with property management are standard on every URC repositioning engagement.

  • Single Contract

Full Scope. Interiors, exteriors, and roofing under one contract means one billing relationship, one point of contact, and one team accountable for the entire asset.
